ORGANIC MARKET GARDEN FARM- for long term lease

Location: The Otways, Glenaire, Victoria. (20 mins from Apollo Bay, 60mins from Colac)

A great opportunity for a professional farmer or grower who is looking fo farm space to utilise a fully set up market garden that is ready to certify organic.
We have an established crop of Garlic in the ground ready to harvest in December, small established fruit tree and berry orchard, and plenty of grazable pasture.

Farm is Suitable for Garlic, fruit trees, berries, vegetables, medicinal/culinary herbs, Bees/Honey, chooks/eggs, small grazing animals (ie sheep, goats, alpacas), Flowers, native edibles species, mushrooms/native mushrooms and more.

The owner of the farm has sustained injuries and sadly can no longer work the farm. We want to pass it on to an experienced person or group who have the time, energy, knowledge and financial resources to manage a full time growing business.

The farm is already set up with raised beds, irrigation, plenty of water and all the infrastructure required to run a food growing business.

All that's needed is some elbow grease and TLC to set up.

-North Facing

-Garden is 1 Acre size in total, (flat), fully fenced, underground and above ground irrigation system built into the beds, storage sheds, an irrigated glass house for seedlings, net-frames and posts, sufficient water supply, and trellised raised beds.

-4 Acres of grass pastures, (flat and sloping)

-The farm was certified organic 10 years ago. For the past 6 years all farming practices have been 100% organic - no use of sprays, insecticides, herbicides, round up, or non-organic fertilisers whatsoever. --Can easily be certified organic or bio-dynamic.

Garden beds:
-6 large raised beds (5meters x 5 meters each)
-some are trellised and have infrastructure to be fully netted
-2 x large beds (30meters x 6meters) with friable soil. One side is divided into rows, 6 meters long, 1 meter wide.
The other was used to grow green manure crops, and contains some baby fruit trees.

-All beds are irrigated.

Orchard trees :
-Established trees include 2 apple trees (best tasting apples ever), blood plum trees, peach, nectarine tree, fig , pear, and olive tree.
-Baby trees (between 2 and 6 years old) include mandarin, cherry, apricot, peach, 2 Myer lemon, orange, 2 x fejoa, kaffir lime, bay leaf, Tasmanian pink pepper, curry leaf, lemon myrtle

Established crops include:
-organic purple garlic (that we have been cultivating for 5 years).
-rhubarb, raspberry and strawberry patch, Inca berries, lavender, artichoke, asparagus, and a variety of herbs.

Established compost system.

Plenty of space for ducks, chickens.

4 acres of Extra space (grass) to have goats or sheep.

Water:
-Autumn-Spring, we have plenty of rain. 
-Summer -100,000L reserve water in stored in tanks, connected to irrigation system. -space for extra tanks and licence to pump from adjacent river

Buildings:
-lock up tool shed
-Compost toilet
-undercover storage area
-irrigated glass-house for raising seedlings. 
-Additional storage sheds/small office space can be built if necessary.

Semi-Coastal location means temperature never drops below -1 degree Celsius, frost is low and temperature extremes are regulated in both summer and winter.

The whole farm gets plenty of sun and light, has amazing views, its a beautiful spot to work. Surrounding us is national park so its a beautiful, clean, natural environment. Perfect for growing organic Food and Honey.

Currently the farm has a lot of surface weeds and needs some minor repairs (new nets, replace the washers in some taps, a couple of leaking hoses). 3 months free rent gives you time to weed and set up for planting green manures and crops ready for Spring and Summer.
